ROOF INSPECTION
Free roof inspection in Metro Detroit
We inspect shingles, flashing, gutters, soffits, and attic ventilation. You get a written report, photo documentation, and a repair priority list. No cost. No obligation.
WHEN TO SCHEDULE
Six reasons Metro Detroit homeowners book an inspection
Most roof problems are invisible from the ground. A professional inspection catches issues before they become water damage, structural rot, or a failed insurance claim.
Before buying a home
A roof in poor condition can cost $8,000 to $20,000 to replace. Get an inspection before closing to negotiate repairs or factor the cost into your offer.
After a storm
Hail and wind damage are often not visible from the ground. We document conditions thoroughly with photos and measurements so your insurance claim is well-supported.
Annual maintenance
Catching a cracked flashing or failing sealant early is a $200 repair. Ignoring it for two years turns it into a $3,000 leak repair.
Before listing your home
A clean inspection report is a negotiating asset. A surprise finding during the buyer inspection is a negotiating liability.
Visible damage or active leaks
Ceiling staining, missing shingles, or granule buildup in gutters indicate active problems. Do not wait for the next rain to find out how bad it is.
Roof over 10 years old
Michigan freeze-thaw cycles age roofs faster than national averages. Asphalt shingles installed before 2015 are in the inspection window.
WHAT WE INSPECT
A complete roof inspection in Metro Detroit
Our inspection covers every component of the roofing system, not just the surface. We use a 25-point checklist and document every finding with dated photos.
Shingles and surface
Condition, curling, cracking, granule loss, missing shingles, and visible lifting or blow-offs across the entire surface.
Flashing
Step, counter, and pipe flashing around chimneys, skylights, and walls. Flashing failures are the leading cause of residential roof leaks.
Gutters and drainage
Gutter attachment, slope, downspout discharge, and granule buildup. Granule accumulation in gutters is a reliable proxy for shingle age and wear rate.
Soffits and fascia
Rot, paint failure, and pest entry points along the roofline. Soft fascia or damaged soffits often signal moisture intrusion or ventilation failure behind the surface.
Attic ventilation
Ridge vent condition, soffit vent clearance, and signs of moisture or excessive heat buildup in the attic. Poor ventilation shortens shingle life by 5 to 10 years.
Chimney and skylights
Crown condition, caulking integrity, and flashing around all roof penetrations. Chimneys and skylights account for a disproportionate share of leak calls.

COMMON QUESTIONS
Roof inspection questions
Is the roof inspection really free?
Yes. iSwitch provides free inspections with no obligation. We do not charge for the inspection and do not require you to book any work. If the roof is in good shape, we tell you that.
How long does a roof inspection take?
Most residential inspections take 30 to 45 minutes. Larger homes, complex rooflines, or suspected storm damage may take up to 90 minutes. We confirm a 2-hour arrival window when you schedule.
Do I need to be home during the inspection?
We prefer you to be present for the findings walkthrough, but it is not required for exterior access. We can inspect the roof and gutters without you home and will send the written report by end of day.
Will you walk on my roof?
Yes. A thorough inspection requires walking the roof surface to assess shingle condition, flashing, and ridge detail. Steep pitches or unsafe conditions may require a ladder-only or drone inspection, which we note in your report.
Can I use your inspection report for an insurance claim?
Our inspection report documents conditions as found: shingle condition, storm damage indicators, flashing failures, and photo evidence. Insurance adjusters use this kind of documentation. We do not negotiate insurance claims or act as a public adjuster.
What is the difference between your inspection and a home inspector roof section?
A home inspector covers the entire structure in a single visit. Our inspection is specific to the roofing system and goes deeper on roofing detail than most general inspectors. For a home purchase, both are useful. Our inspection takes 30 to 45 minutes and focuses entirely on roof components.
How often should a roof be inspected?
Annually if your roof is over 10 years old. After any significant storm involving hail, high winds, or ice dam formation. And always before buying or selling a home. Michigan climate accelerates shingle wear compared to national averages.
