Ice damming and freeze-thaw
Ice damming is the most damaging threat to a Shelby Township roof. When heat escapes through the attic, snow melts and refreezes at the cold eave, backing water under the shingles and into your ceiling. Shelby Township has a lot of ranch homes and colonials with shallow-pitch sections over additions and attached garages. Those low slopes are where ice dams do the most damage. Two fixes: ice and water shield at least 24 inches inside the heated wall line, and balanced attic ventilation. If you’ve had ice dam leaks more than once, you need both.
