Ice damming and freeze-thaw
The single biggest threat to a Southgate roof is ice damming at the eaves. Ranch homes, Southgate’s most common housing type, have low-pitched roofs with minimal overhang, which accelerates ice dam buildup compared to steeper colonials. When snow melts off a warm attic, refreezes at the colder eave, and backs water up under shingles, you get ceiling leaks. Two things prevent it: ice and water shield extending at least 24 inches inside the heated wall line, and balanced attic ventilation. If you have had repeat leaks in winter, ask us to check both.
