Ice damming and freeze-thaw
Ice damming is the biggest single threat to a Lincoln Park roof. The flat-to-low pitches on the city’s ranch homes and bungalows create wide eave runs where ice builds up fast. When melt water backs under the shingles, you get ceiling leaks inside. Two things stop it: ice and water shield extending at least 24 inches inside the heated wall line (Michigan code minimum), and balanced attic ventilation. If you’ve had ice dam leaks before, we need to look at both.
